U.S. commercial building: scan-to-BIM evidence

This evidence set focuses on a compact low-rise commercial building. It shows the conversion of exterior scan information into a coherent architectural model while keeping client, address, and contract details private.

Paired visual record

Source-to-model evidence

Use each pair as a review aid. Image comparison can demonstrate modelling coverage and interpretation, but formal acceptance still requires the native survey, model, coordinate checks, element scope, and agreed tolerances.

Source point cloud: front façadeSource point cloud: front façade for U.S. commercial building: scan-to-BIM evidence
Processed BIM: front façadeProcessed BIM: front façade for U.S. commercial building: scan-to-BIM evidence
Comparison 1. The front view permits comparison of the primary roof form, façade plane, openings, canopy, and overall proportions.
Source point cloud: oblique viewSource point cloud: oblique view for U.S. commercial building: scan-to-BIM evidence
Processed BIM: oblique viewProcessed BIM: oblique view for U.S. commercial building: scan-to-BIM evidence
Comparison 2. The angled pair reveals building depth, roof intersections, side-wall geometry, and the relationship between entrance and main volume.

Technical reading

What experienced reviewers should inspect

  • Small commercial buildings still require explicit decisions about roofs, canopies, glazing, and site-adjacent elements.
  • Exterior scans may not establish concealed construction or internal build-up; the model should not imply otherwise.
  • A clean model view becomes credible evidence only when the corresponding source view remains available for comparison.

Comparable delivery

Workflow for a similar project

A comparable U.S. assignment would be scoped around the client’s intended use, required disciplines, units, coordinates, deliverable format, and acceptance checks. The model would be issued with review views and a documented list of assumptions and exclusions.

Buyer relevance

Where this capability creates value

Useful for tenant improvement, renovation planning, property records, architectural backgrounds, and consultant coordination where current measured geometry is more valuable than unverified legacy drawings.

The correct deliverable depends on intended use. A quotation should therefore state disciplines, element scope, LOD/LOI, coordinates, units, file formats, QA evidence, exclusions, and revision rounds—not just a price per square metre.

Acceptance evidence

What we would include in an auditable QA pack

Cloud/model review views

Named viewpoints or overlays that connect the processed model to source evidence.

Scope and exception register

Modelled elements, known gaps, occluded areas, assumptions, and excluded conditions.

Model-health checks

Agreed checks for coordinates, levels, warnings, naming, links, file structure, and delivery format.
