Which BIM services can you buy?

Each service is scoped around the downstream decision. A renovation team may need a measured LOD 300 architectural and MEP model. What does the Scan-to-BIM package include?

A baseline package includes an input audit, coordinate confirmation, element-by-element scope matrix, production model, and quality record. The quote identifies whether the scope includes architecture, structure, MEPF, topography, custom families, drawings, COBie or other information fields. Unseen, occluded, noisy, or unregistered areas are recorded rather than silently invented.

• Model: native Revit where requested, plus IFC or DWG when the scope requires exchange outputs.
• Scope record: LOD, LOI, tolerances, inclusions, exclusions, software version, and coordinate basis.
• QA evidence: cloud overlays, critical-element checks, sampled routine-element checks, issue register, and exceptions.
• Handover: agreed folder structure, model health checks, open-issue list, and delivery transmittal.

How does a BIM delivery project run?

1. Scope the decision. Confirm why the model is needed, who will use it, and which elements affect design, cost, construction, or operations.
2. Audit the inputs. Check scan registration, density, coordinate information, drawings, software versions, naming requirements, and data-transfer constraints.
3. Approve a pilot. For suitable first engagements, model one representative zone and agree the visual and numerical acceptance checks.
4. Produce by controlled zone. Model in agreed worksets or files, record assumptions, and maintain a live issue log.
5. Review and coordinate. Check geometry against the source, run specified model-health and clash tests, and assign exceptions.
6. Issue and close. Deliver the named formats, revision status, QA evidence, unresolved items, and correction window.

How is BIM quality defined?

Quality is not a single accuracy slogan. A useful plan states which source is authoritative, which elements are critical, how much deviation is acceptable, how a sample is selected, and who can accept an exception. Scan quality and registration limit the accuracy a model can honestly achieve.

The service adapts to the client's units, templates, authoring version, exchange requirements, time zone, and contract. Market coverage does not imply a physical branch in every country.

When should you not outsource BIM?

Do not outsource design authority that must remain with a licensed local professional, work that cannot be transferred under the client's security rules, or a scope that has no agreed acceptance criteria. A remote modeller should not be asked to infer concealed conditions, certify survey accuracy, or approve engineering design unless the contract and professional authority explicitly permit it.

What should you send for a reliable quote?

Send the asset type and location, approximate floor area or linear extent, required disciplines, intended model use, sample cloud or drawings, target LOD/LOI, tolerance priorities, software version, outputs, programme, and security constraints. A representative sample usually produces a more reliable quote than floor area alone.
